Commercial and HOA Pool Service

HOA and commercial pool service with paperwork your board can hand an inspector

Community pools, condos, apartments and small commercial properties.

Gil Pool Service maintains commercial, condo and HOA pools across Seminole County, Florida. Public pools in Florida are regulated by the Department of Health and require documented chemical readings and safe operating conditions. Every visit we make is logged with readings, time on site and photos, delivered to your board or property manager.

What is different about a commercial pool?

A residential pool has one owner who cares. A community pool has a board, a management company, a hundred residents and a state inspector, and every one of them wants something different. The water is the easy part. The accountability is the job.

Public pools in Florida fall under Department of Health rules that cover water chemistry, required safety equipment, signage and record keeping. An inspection failure can close the pool in peak season, which is when a board finds out whether their vendor was documenting anything.

The failure we see most often

A board switches to the cheapest bid, the new vendor logs nothing, and eight months later there is a violation and no record showing whether the pool was ever in range. Then the board is reconstructing history from memory in front of an inspector.

Documentation is not a premium add on for us. It is the deliverable. The clean water is what residents see. The log is what protects the board.

Who we work with

  • Homeowner associations and condo associations
  • Property management companies with multiple communities
  • Apartment and townhome communities
  • Small hotels, short term rental portfolios and vacation homes
  • Gyms, clubhouses and amenity centers

If you manage more than one property, we will quote them together and keep them on the same reporting format so you are not chasing three different spreadsheets.

Common questions

How often does a Florida HOA pool need to be serviced?

It depends on bather load and county requirements, but most community pools in Seminole County need service three to seven days a week. Chemistry has to stay in range continuously, not just on the day the vendor visits, so higher use pools need more frequent checks.

Do you provide chemical logs for health inspections?

Yes. Readings are recorded on site at every visit and kept current. If your inspector or management company asks for records, we can produce them without a scramble.

Can you take over a pool that just failed an inspection?

Yes, and we do it fairly often. The first step is a full assessment of water, equipment, safety equipment and whatever the inspector cited, then a written plan with what it takes to reopen and how long.

Do you handle multiple properties for one management company?

Yes. Multiple properties get quoted together and reported in a single consistent format so a manager is not reconciling different paperwork for every community.
